Over my real estate career, I have been in thousands of homes and I have critiqued each one. One thing that makes my job interesting is every home is unique, and every homeowner is also unique, I like that.



When someone is looking at a home, typically they think the area and location is fine, and it fits their price range. The biggest factor (notwithstanding egregious condition) is the design. More often than not, this means the floor plan. To me, that is the largest factor in a home being suitable for a homebuyer. Design matters, it is really important to consider space use and how the space will be used on a day-to-day basis.

I know space and space use. You need to consider the layout in a home. I am constantly surprised by designs I see in new homes.


Several homes are well built, but there are others that need a lot of maintenance waiting to happen, which some people like. Its good to know what type of structure is behind the paint, the type of plumbing, electrical, the building envelope (Keeping warmth in and weather and water out), the life span, and the state of the structure.

It is useful to get a good sense of the construction of the home before you consider buying it. I recommend a home inspection. These are helpful in two regards; it will provide a respectable analysis of the home, lay out, and a maintenance schedule and costs. Next, it will get you acquainted with your home, as they will go through the run the home. It’s a very useful service. Typically the cost is in the $400 range. Let’s make sure you find a good home before you spend your energy, $450, and becoming emotionally invested.


We spend a great deal of time on our house; a home should be comfortable. Granite countertops are attractive and convenient, but they don’t make the house more comfortable. An efficient house is a comfortable house.

It’s not only about the fuel that your home will burn and resulting carbon footprint. A poorly insulated home is like trying to stay warm in a car on a cold day. It can be done, but the motor works hard and the heat fluxgates greatly.

This is the same with a house; a well-insulated house is cozy. It’s important to be educated on this topic, and there is a video below that explains energy use.


Typically, a home is the biggest investment most people make in their life. Here is an opportunity to get ahead, just know there is risk involved. When a house is listed at a certain price, it does not necessarily mean it’s worth that amount. Every house is unique, but every house also has a sales president. While searching, I will show you what other people have paid for comparable homes and always work in your best interest.


I know selling a home is expensive; I will do my part to keep it as reasonable as possible. Bearing in mind that by federal law real estate commission fees are negotiable.

I offer a list fees that are half of what is considered to be a typical fee. I charge 1.75% on the first $100,000 plus .75% on the balance of the sale price. I recommend that you offer a typical selling fee to other real estate agents that bring a buyer. We don’t want to create a disincentive to other agents and we want them to be interested in selling your home. That fee is 3/5% on the first $100,000, plus 1.5% on the balance of the sale price.

I know it is expensive. With a real estate pro and the MLS® system, your home will get maximum exposure, exposure, interested parties, a faster sell, and you will receive maximum value for your home.


When buying or selling a home, it’s important to know who has your back, and whom you can exclusively rely on. For example, you list your home with a real estate professional, and the same person brings you a buyer, who does this person work for?
